Enfield Council allow tenant to live in slug and mouse infested home

Background

Our client came to us after experiencing various issues within her property owned by Enfield Council. Our client experienced: leaks, damaged walls, damp, mould, rotten kitchen cupboards, as well as slug and mice infestation issues. The problems cased our client significant distress and inconvenience.

Representation

We instructed a surveyor to attend the property who discovered multiple defects with the property inside and out. Some of the main issues include water penetration, extreme damp, decayed timber, and eroded mortar pointing. The defects totalled an excessive £3,000 to repair.

The defendant placed a very small offer of £500 to our client which did not reflect the severity of the housing conditions.

Resolution

Unfortunately, negotiations with Enfield were unsatisfactory, and on that basis court proceedings preparation began. In an attempt to settle, an offer was put forward of £3,000 to the defendant.

The case eventually settled for £3,000 and works to be carried out within 56 days from the date of settlement.
