L&Q Housing settle for £17,000 the day before trial

Background

Ms. B’s property began suffering from water ingress and controllable damp in her bedroom, along with damp in her young child’s bedroom and bathroom in 2015. Ms. B’s problems only worsened in 2016 when infestations of rats, mice and silverfish began.

Despite many complaints by Ms. B since 2015, representatives of London & Quadrant Housing Trust failed to rectify the disrepair in an appropriate and timely manner. Works to the child’s bedroom only resulted in minor repairs and not containing the ever-growing damp. Tests were completed to assess how water was coming into the property, but the investigation never got off the ground and Ms. B heard nothing further.

Representation

After years of complaints, the involvement of Ms. B’s local MP and the family suffering from respiratory problems, Ms. B instructed us to act on her behalf.

A surveyor was instructed and attended Ms. B’s property and found disrepair with a value of over £2,250.00.

Whilst London & Quadrant Housing Trust were keen to resolve the matter, their offer of £1000.00 and for any works recommended by the surveyor to be completed within 4 months wasn’t enough, and the same was not sufficient for the length of time and level of the disrepair Ms. B and her family had to endure.

Resolution

After lengthy and contentious Court proceedings, on the day before the trial, London & Quadrant Housing Trust agreed to pay Ms. B £17,000.00 and for any outstanding works to be completed within 56 days.

We hope that Ms. B and her family can now move on from the distress, inconvenience and embarrassment that has been caused due to the failures of London & Quadrant Housing Trust.
